Water Leak

If the leak cannot be contained and is causing damage to electrics or serious damage to property this is an EMERGENCY.

Please call us immediately on 0203 475 9067 during office hours or 0203 764 5598 outside of office hours.

Is the leak coming from a neighbouring flat or the flat above?

Knock on the door of the flat and notify the owner of the leak. If the leak is in the kitchen and they are using their washing machine or dishwasher this may be the cause of the leak. If the leak is in the bathroom and they have been using the shower, that may be the cause. If the cause is evident they can stop using the appliance or take action to stop the leak straight away.

If the cause of the leak isn't evident and it is safe and convenient to do so, the water to the flat causing the leak should be switched off using the stopcock. The stopcock is usually turned clockwise to stop the flow of water.

The stopcock in a property may be located in one of the following locations:

  •         In a cupboard or behind a panel by the front door
  •         In a cupboard on the stairwell outside the front door (a FB2 key may be required)
  •         Underneath the kitchen sink
  •         In an airing cupboard

Try to collect as much of the water as possible using buckets, saucepans, trays or any other item in order to minimise the damage to your property.
