Use of Balconies

If you are fortunate to have a balcony to your flat, please read your lease carefully to see what restrictions there are to its use.


Your lease may define what you can or cannot put on your balcony. If you have any questions on this, please ask your solicitor or conveyancer for advice.


Whilst your lease terms are paramount, please take note of the following guidelines:

 

  • Do not overload the balcony.


  • Do not lean over the balcony rail to try and clean the outer face of the balcony glass, or for any other reason.


  • Do not allow children on the balcony unsupervised.


  • Do not use a barbeque on the balcony. This may seem obvious, but a serious fire at a block of flats in 2019 was caused by a resident using a barbeque on his balcony.


  • Do not fix any screen (for instance hessian or bamboo) to the balcony.


  • Do not fix Christmas or fairy lights to the balcony.


  • Do not dry washing on the balcony.


  • If you smoke on your balcony, please be mindful that your smoke may be unpleasant to neighbours, and furthermore, please do not throw cigarette butts off the balcony.


  • If you have plants on the balcony please take care when watering them so that nothing drips onto a balcony below.
