Since the tragic events at Grenfell Tower, residents, owners, mortgage lenders have all had understandable concerns over the safety of any cladding that is attached to buildings and the insulating materials that may be behind it.
The EWS1 Form was devised to provide comfort to mortgage lenders and those living in buildings with cladding that the external wall system is safe. Initially it was devised just for buildings 18m or more in height. Subsequently, all buildings of whatever height has come within the scope of the regulations, although not all buildings below 18m in height require an EWS1 Form, and this has led to confusion and uncertainty.
Only a limited number of Fire Safety professionals are qualified to carry out a survey of buildings and prepare and certify an EWS1 Form. Property Managers such as Managed Partnerships Limited, and chartered surveyors do not have the qualifications or expertise to do so. Consequently it can take a long time and cost a lot of money to obtain a certified EWS1 Form.
